Heritage Commons at Pond’s Edge

  • 102-apartment, state-of-the-art building for seniors inside Heritage Park redevelopment on near North Side of Minneapolis, close to downtown (building is on Van White Memorial Boulevard, across from pond)

  • Heritage Park is on Olson Memorial Highway, bounded by 12th Ave. N., Third Ave. N., Lyndale Ave. N., Humboldt Ave. N. and Girard Terrace/Emerson Ave. N.

  • Heritage Commons is first new public housing for Minneapolis seniors since 1972

  • Replaces senior housing in Bryant Highrises, demolished in 1997

  • Approximately 100 of 196 residents in the Bryant Highrises were seniors. All were relocated and now have highest priority for moving into Heritage Commons. Next are seniors who lived in other public housing on the site being redeveloped as Heritage Park. Remaining vacancies will be filled from MPHA’s waiting list.

  • Owner: Minneapolis Public Housing Authority

  • Developer: McCormack Baron Salazar, Inc., St. Louis, partnered with Legacy Management and Development Corporation, Minneapolis

  • Architect: Miller Hanson Partners

  • General Contractor: Weis Builders, Inc.

  • Financing: $14.2 million HUD Hope VI grant

  • The city’s last project for seniors was the 17-story, twin-atrium building at 314 Hennepin Avenue. That building also was designed by Miller Hanson Partners.

  • All apartments in Heritage Commons have the same universal design features, so seniors who need assisted-living services can live in any part of the building. (Commonly in senior design, assisted-living residents have a separate floor or wing.) Independently-living seniors can “age in place,” staying in their same apartments as their needs change.

  • Groundbreaking: Oct. 7, 2004 Scheduled completion: late 2005
